RESERVATIONS: A 30% deposit is required at the time the reservation is made, for each room to be processed. Remaining balance of reservation will be charged automatically less than 24 hours before arrival. Please ensure your credit card details are up to date. We accept all major credit cards, Venmo, or Cash. Prices are subject to Maine Lodging Tax of 9%. 18 years old minimum age with credit card to book a room.
CHECK IN/OUT AND PARKING: Check in time is 4:00 PM. Incoming guests may park at 12 Noon (please see manager for parking pass). Departure is 10:00 AM out of suite. Parking remains available until 12:00 noon on departure date. FREE Parking (one VEHICLE per room).
CANCELLATIONS: As a small, independently owned inn, each reservation represents a significant commitment of our accommodations. Once a room is reserved, it is held exclusively for your stay, requiring us to decline other booking requests for those dates. We require a minimum of fourteen (14) days’ notice for any cancellations or reservation changes. Cancellations made fourteen (14) days or more prior to the scheduled arrival date will receive a full refund, minus a $25 credit card processing fee per room. Cancellations or modifications made fewer than fourteen (14) days before arrival will result in forfeiture of the full deposit. Regretfully, we cannot grant refunds for early departures or late arrivals. As we have no control over weather, extended family situations, guest illnesses, airline delays or flight cancellations, etc., our cancellation policies apply equally under all circumstances. For this reason, we recommend purchasing trip insurance for your peace of mind.
ACCESSIBILITY: As an historic property dating back to 1881, the Lynwood Inn is exempt from ADA structural change requirements. The Lynwood Inn unfortunately is unable to accommodate everyone with accessibility or other disability needs. There are no elevators nor ramps in the Inn. All rooms are only accessible via stairs. Please contact us to learn more if you have specific needs.
REGISTERED GUESTS: Only Registered Guests are allowed at Lynwood Inn, unless prior permission has been obtained, due to the intimacy of the inn and overall security. Our front door is locked at all times. Reservations are NON-TRANSFERABLE. Only guests named on the original reservation will be allowed to stay unless prior approval has been obtained.
CHILDREN: All guests and their children are expected to treat other guests and staff with respect at all times. Shared and common areas should be used in a courteous and considerate manner. Children must be supervised by a responsible adult in all common areas. Guests are responsible for ensuring that noise, behavior, and activities do not disturb others or interfere with the peaceful enjoyment of the property. The person who placed the reservation will be charged for any damage caused by children.
DOGS: Dogs are happily allowed. A limit of two dogs per reservation is permitted. Dogs cannot be over 40 pounds. A $100 charge for each dog per reservation will be charged to your credit card/payment method for sanitation/cleaning. All pets must be declared at check-in time—no exceptions. Dogs are not allowed on furniture or bedding. Dogs cannot be bathed in the room. Excessive barking/noise will not be tolerated. If a dog is left unattended in the room, it must be crated. Guests are responsible for picking up after their dog. All dogs must be on a controlled leash when outside the room. Except for dogs, no other pets of any kind are allowed. The person who placed the reservation will be charged for any damage caused by the dog. For the Town of York leash law and “dogs on the beach policy,” please refer to the Town of York web page.
DOG WASTE CLEANUP: We welcome dogs at our property. For the comfort and health of all guests, pets must relieve themselves only in the designated area next to the red dumpster. Guests are required to promptly pick up after their pets, securely bag all waste for sanitary and health reasons, and dispose of it in the dumpster provided. Failure to properly clean up after pets may result in additional fees.
PET-FRIENDLY POLICY & ALLERGY NOTICE: All guest rooms are dog-friendly. While we thoroughly clean each room between stays, we cannot guarantee the complete removal of pet hair or dander. Guests are responsible for evaluating their own health needs prior to booking. Those with allergies or sensitivities should be aware that exposure to pet-related allergens may occur and accept this risk by staying with us. Guests with severe allergies may wish to consider alternative accommodations.
NO SMOKING POLICY: For the safety, protection, and comfort of our guests and neighboring properties, The Lynwood Inn is designated as a strictly non-smoking facility. Smoking, vaping, the use of e-cigarettes, candles, incense, or any other open flame or burning materials is prohibited anywhere on the property, except in the far back right corner of the parking lot (“The Serenity Circle”), which is the only designated smoking area. Marijuana use is strictly forbidden anywhere on the property, regardless of state law. The possession, use or discharge of fireworks is strictly prohibited anywhere on the property, regardless of state or local law. A $300 fee will be added to your bill if evidence of these are found or detected. This policy is strictly enforced.
GRILL AND FIREPIT: Guests are welcome to use at your leisure; please be safe around children and TURN GAS TANKS OFF WHEN DONE. Our patio is a lovely communal gathering place from 9:00 AM to 10:00 PM so our neighbors may enjoy quiet summer evenings.
VENDING MACHINES: There are two vending machines on the property with various snacks and drinks available, cash only. Vending machine open for guests from 8:00 AM to 8:00 PM.
HOUSEKEEPING GRATUITY: Our housekeeping staff works hard to make your room clean and welcoming. Gratuities are gratefully accepted by cash or Venmo (QR code in each room).
